Ingestion
Daily MLS pulls across twelve GTA cities. Rent comparables refresh weekly. Sold comparables refresh weekly. Dedup on MLS number across overlapping municipalities.

Screening
Each listing scored 0–100 by Claude Haiku on investor relevance — yield posture, rentability, neighborhood demand drivers, transit access, structural condition.

Financial calculation
A deterministic Python calculator produces five down-payment scenarios per property (20% through 100% cash) and the exact breakeven crossover. NOI, cap rate, gross yield, monthly cash flow, cash-on-cash at every leverage. No AI hallucinates numbers.

Thesis & QA
Claude Opus writes the investment thesis using only verified figures. A separate Claude Opus instance with a fresh context window runs three independent QA checks before publication.
