6Yield is a GTA investment real estate platform built by Anatoli Chtcherbatov, Sutton Group Admiral Realty.
Every property published here passes a per-thesis quality screen built from real sold comparables, current rent comparables, deterministic financial modelling, and direct transaction experience. We publish what passes. The rest stays in the internal pipeline.
Section 01
How we screen.
Universal floor
Every property must clear a cap-rate floor of 2.0% OR pass one of four qualifying overrides: a value-add listing signal, a pre-construction signal, a multi-category appreciation thesis, or a cash-buyer yield threshold. Properties failing all paths are routed to manual review and never surface publicly.
Per-tier quality gate
Cash flow plays must clear a 4.0% cap rate, a 55% breakeven down payment, and use rent comparables (not city averages) for the income number. Value-add plays must show a concrete income-conversion signal in the listing text and a projected spread above $100,000. Fix-and-flip plays need a condition signal and a projected spread above $80,000. Both value-add and fix-and-flip plays additionally require three or more recent sold comparables in the same city and property type to back the exit-value claim.
Appreciation source quotes
Properties tagged as appreciation plays must have a verbatim source quote from the listing text supporting at least two distinct demand- driver categories — transit, zoning, growth corridor, or renovation potential. Condos require three or more categories. LLM-inferred appreciation theses without listing evidence do not pass.
QA audit
A separate QA agent with a fresh context window validates every factual claim in the property profile against the locked financial figures and the listing source data before publication. Risk flags are surfaced on every property page.

Section 03 · From Anatoli
Why this exists.
Investors kept asking me the same questions about the same kinds of properties: what does the cap rate actually work out to, what does the breakeven look like under realistic operating costs, where does the appreciation thesis come from, and how do the numbers change when the leverage moves. The spreadsheets were not keeping up, and most of the listing-side marketing was answering different questions than the ones that matter.
6Yield is the answer I would want if I were on the buy side. Every property is run through the same deterministic financial calculator before any AI prose is written. The screening floor is published; the methodology is published; the source-quoted appreciation theses are published. Properties that don't clear the bar stay off the public site. The properties that do clear it are the ones I'd consider putting my own capital into.
