Section 02 · What we do

Scan, screen, publish, transact.

6Yield scans GTA investment real estate listings across the major municipalities Anatoli covers, pulling sold comparables, current rental listings, and listing-text signals into a single data layer. New product arrives daily.

Every listing is then screened against a multi-stage set of financial floors before it reaches the public site. We calculate cap rate, monthly cash flow at five down-payment scenarios, exact breakeven leverage, and cash-on-cash returns. We cross-check against recent sold comparables. We extract listing-text evidence for any appreciation thesis. Properties that fail any floor stay in the internal pipeline.

Properties that pass are published with the full math visible, a written investment thesis, and a risk disclosure. When you're ready to acquire a property, Anatoli transacts the deal directly under Sutton Group Admiral Realty's brokerage.

Section 03 · How we screen

The methodology.

Every property published on 6Yield passes a multi-stage screening process before it appears.

Floor 01 · Financial floor

We calculate the implied cap rate, projected monthly cash flow, breakeven leverage, and cash-on-cash returns at five down-payment scenarios from twenty percent through full cash. Properties that fail to meet our cash-flow tier floor on cap rate and breakeven leverage are filtered out.

Floor 02 · Comparable sales floor

For any property published in our value-add or appreciation tiers, we require comparable sold properties within the relevant geographic radius and time window to validate after-repair values or appreciation thesis. Properties without comparable evidence are filtered out.

Floor 03 · Thesis floor

Each visible property must have a documented investment thesis grounded in listing-text signals, comparable evidence, or neighbourhood demand drivers. We require source quotes from listing descriptions for appreciation tier properties. Properties that rely on inference alone are filtered out.

Floor 04 · Risk floor

We document what could go wrong on every property. Square footage discrepancies, missing property tax data, unverified zoning, narrow cash-on-cash bands, condo corporation restrictions, and dozens of other risk vectors are captured on each property page. Properties where the math is too thin to stress-test are filtered out.

The result: approximately 2% of GTA investment listings make it past every floor — roughly one in fifty. The rest stay in the internal pipeline or get a thank-you note and a "not this time" disposition.
